Welcome to our 2 bedroom, 1 bathroom country getaway. We are minutes from the historic village of Schoharie and 45 minutes from the Capital Region and Cooperstown. We offer scenic views, lawn access around the air bnb, outside seating and parking (two cars). Our air bnb comes fully stocked with towels, linens, toiletries, hair dryer, kitchenware, 55’ smart TV, pack n play and portable high chair. There are 13 steps to enter air bnb. GUEST MUST BE ABLE TO CLIMB THE STAIRS WITHOUT ASSISTANCE.

The Sparrow House is a beautiful farmhouse with a private trail to a majestic 120' waterfall. With vintage wallpapers, eclectic antiques, a cozy fireplace, an outdoor cedar sauna, a large fenced in yard surrounded by honeysuckle vines and a spectacular mountain view, the house is a perfect getaway spot in unspoiled nature and still-wild forests of the Catskills. The waterfall is a truly magical place and considered a sacred site. The house is not appropriate for loud groups or parties. 🙏🦋🙌

The 7 acre property boasts a serene pond stocked with koi, carp & gold fish that can be viewed from the wrap-around porch. It is conveniently located within close proximity to numerous options for dining and activities such as boating, fishing, hiking, & antiquing at local shops and flea markets. Thyme Cottage is perfect for couples, solo adventurers or anyone looking for tranquility.

Spring Brook Farm (1st Floor Handicap Accessible)

Spring Brook Farm is located in the historic village of Schoharie, New York, thirty minutes from Albany. Walk our 140 acre farm that meanders along the Schoharie Creek. Rent kayaks in town, hike Vrooman’s Nose or just relax in our screened porch. The farmhouse is handicap friendly including zero entry, first floor daybed and a first floor handicap bathroom. 320 Main St was recently renovated with luxury short-term rental in mind. Our goal is to provide an experience for guests that are looking to slow down without drastically changing the environment. The building centrally located in the village of Middleburgh where everything you need is a few steps away and outdoor activities are endless. The ground floor is home to Middleburgh Coffee Company and with each night booked we offer 1 free drip coffee drink on us in the morning.

Heating is from a wood-burning stove, there is no AC. The bath house is a separate structure from the cabin, up a hillside with stone steps. Cooking is via charcoal grills, small outdoor kitchenette or fire.
