The Waterfall Casita: A-frame with 30ft Waterfall

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

Surrounded by serene Catskills countryside, you’ll feel a world away, yet still be just minutes from outdoor activities, a thriving food scene, and Bethel Woods just 35 min away. Inside, you’ll stay cool with AC, a cozy queen bed, kitchenette, dining table, reliable wifi, and full bath. Outside, relax by the fire pit or cook on the charcoal grill. Our beloved property is perfect for couples needing to escape the city, decompress and deplug. You're minutes to charming Delhi and other Catskill villages, with nature all around, and our canoe ready for you. We are happy to welcome your doggies, but not your cats due to allergies. Butternut Farm Cottage is an 1880's farmhouse. One and a half story great room with wood burning stove, kitchen, dishwasher; laundry room, two bathrooms and library with TV and Wifi. Lots of natural light. Sound system throughout. Covered porch. Comfortable beds. BBQ grill and fire-pit. Good for couples, solo adventurers, business travelers, families, and medium size groups (up to 6). **While not an issue for most some ambient noise from Rt. 17 is heard when outside.

This is a cozy cottage, tucked away at the end of a dirt road, surrounded by hundreds of acres of NYC State land with a hiking trail leading through forests and meadows with stunning views. In winter, all wheel drive is strongly recommended. Pets are welcome, ( $ 25 pet fee ) please let us know what dog breed you are bringing. Perfect location for a work-from-home alternative, with high-speed internet (100mbps/15mbps) or a vacation get-a-way. Please no hunting inquiry.

The cottage is a short drive to Phoenicia, Woodstock, Andes, and Margaretville for shopping, dining, antiquing, skiing and exploring.
