Privately located in my back garden there is a large open plan room with 2 double sofa beds, sleeping 4, a slate bed pool table & Hi Fi system. There's a luxury en suite bathroom with copper bathtub, shower, basin & WC. There are basic kitchen facilities with kettle, toaster, double hot plate, microwave & grill, sink & refrigerator/freezer. A veranda with 2 bbq's & seats plus lower deck overlook the river.

Inside there is a large open plan kitchen , dinner, lounge with a sofa bed and a well equipped kitchen with double oven , fridge freezer , dishwhaser , whashing machine microwave , toaster, kettle and much more . theres a large smart tv and wifi , dinning table . bedroom with king size bed and built-in wardrobe . bathroom with walk-in shower .

The Snuggery is a converted outbuilding that has been set up for a cosy stay with a wood burning stove and lots of snuggly wraps to cuddle up in. The open plan interior, high vaulted ceilings and natural oak flooring create an interior which is fun, light and airy. Walking enthusiasts will enjoy walks from the back door straight on to the North Downs Way and there is a bench by the front door fitted with a heated element, perfect for warming up your walking boots. They are hidden away in woodland in the grounds of the Kirtlington Park Polo Club, next to a Capability Brown-designed lake.
