This unique 1 bedroom 1 bathroom cottage is one of our two homes on the property along the peacefully flowing Mill Creek. Take in the natural beauty from the large patio and hot tub. Iris cottage is set on a quiet road in WNY just 15 mi. from Letchworth State Park and 5 mi. from Houghton College. Gas fire place greets guests on chilly days and a large deck overlooks woods and Higgins Creek. The kitchen is well stocked and fully equipped. Whether summer or winter this is the perfect place to enjoy WNY nature at its best and get away from it all. 2 bedrooms open to open plan living, kitchen and dining. Onsuite master has a second electric fireplace and deck access.

The Nut House

This apartment is located in a beautiful country setting. There is private parking available for guests. Located on the first floor is the entrance to the hallway. Once inside you will have a private door to enter your private apartment. Outside you can enjoy your private patio in the back, a well kept yard, and very nice gardens. There is no stove, but we do offer amenities for simple cooking and reheating food. We also offer a basic continental breakfast with cereal and coffee.

We have a very nice size yard for camp fires and just relax in without any neighbors.Welcome to a peaceful country home in the middle of several very large ponds. Relax on the covered screened porch or the back deck for peaceful meals or just some bird watching. Not super far off the road but you feel like it. Road is pretty quiet and lots of wild life. Ponds and woods not our property so please stay in yard/ grass only

Within a few miles of Hemlock, Canadice, Conesus, and Honeoye Lakes, enjoy canoeing, kayaking, fishing in the lakes or hiking, biking on the many nearby trails. Close to the Finger Lakes wine trails, local breweries, and distilleries. You’ll have the entire home to yourself. The bedroom has a queen size bed, and there are two self-inflating twin size air mattresses.

Letchworth State Park 21 min🏔️ 11 min Rushford Lake, there is public beach. 15 min to Arcade . We are Dog friendly!
