Puncheur Place is a semi-detached cottage on a private Estate in the middle of cycling country at the foot of Ide Hill nr Hever. It is quiet yet accessible to dozens of pubs/golf. The garden is west facing and large. Perfect for outdoor picnics. The cottage is not huge, but cozy. Many footpaths. This is Tudor County so many period properties and pubs nearby. Indeed our Estate was once owned by Thomas Boleyn, then Mary Boleyn after the beheading of her sister Anne in 1533. #puncheurplace

The Orchard Hut

This memorable place is anything but ordinary. Welcome to our lovely hut on a 16th century farm in Kent. We are off the B2027 near Hever, Bough Beech reservoir and surrounded by beautiful footpaths for walks and local pubs for good food. We have chickens & bees; very friendly! The hut is 50m from the house but very private. We have a log burner & a fire pit/BBQ, we provide logs & fire-starters. There is no cooking in the hut. In the heart of beautiful sussex

The annex is a self contained bright studio of roughly 25 square meter with its private and secure entrance, close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, next to Ashdown Forest and only 20 minutes from Gatwick. We are only 3 miles away from the center of the charming market town of East Grinstead, unfortunately there is no public transport close to us.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
