A beautiful heritage house in the prime Annex district at Spadina and Bloor.

Your fully furnished well-appointed bedroom with shared washroom and coworking/co-study collaboration lounge is our signature Mimos™ Coliving style, to nurture each guest.

The space and amenities include everything you need for daily living. You just need to bring your suitcase, private toiletries and clothes.

A 10 minute walk to UofT, Metro grocery store, the Wine Rack. One minute to the Spadina subway station.

An eclectic mix of modern and vintage furniture, with whimsical touches, will bring out the curiosity in you.

Room 2A is on the second floor of the Mimos Coliving Spadina 11 Guesthouse located at 11 Spadina Road at Bloor Street. At the top of the second floor stairs, you'll see one of our communal coffee/tea bars. Turn left and your room door is the last door on the right, right before the shared library corner.

This bright and airy room with high ceiling has two big windows that face north.

The comfy room has been designed for you and your BFF or partner in this adventure called life. Two twin wardrobes with hangers, two twin-sized beds, fluffy pillows, comfy throw cushions, crisp white sheets, a desk, a lamp, a work chair on wheels, a mini fridge, mirrors, fluffy white bath and face towels. A ceiling fan and hot water heated radiator will keep you both comfortable.

There's also lots of common spaces in the heritage house for some alone time or if you'd like to socialize with others. We know they'd love to meet you!

The shared washroom is out your bedroom door on the left, just past the shared coffee/tea bar. The updated washroom features a modern shower with a rain shower shower head, sink, toilet, towels, toilet paper, shampoo, conditioner and body wash.

In the event of a fire, follow the fire protocols listed on the back of your door. If safe to do so, evacuate the floor by stepping out of your room and turn left, walk to the end of the hall to the fire exit, exit down the fire escape to the backyard.

Please note our house backs onto the famous and historic Madison Pub, popular with the university crowd. In addition, the University and Bloor TTC subway lines run below the house. This white noise is part of the charm in this historic house built in the 1870's. Earplugs are available at no charge.

The heritage house underwent some major renovations this Fall, so you will be one of the first to use it! Our new kitchen includes all the dishes, cutlery, pots, pans, cooking utensils, microwave, stove, oven, dishwasher, fridge, freezer, kettle, coffee maker, basic cooking supplies (oil, balsamic vinegar, spices, sugar, honey, butter, etc)...are all available for your use.

Coin laundry is onsite in the basement. An iron, ironing board, detergent, bleach and fabric softener are complementary. Cost is $2 to wash and $2 to dry. The machines take one dollar coins (loonies) only. Please set your timer for 30 min. to wash and 60 min. to dry.

A co-working/co-study/collaboration lounge converts to an activity room for meditation, movie nights, games room and more.

Several common bathrooms and separate tea/coffee/microwave bars are all comforts for your enjoyment.A library corner is in the second floor for reading or quiet discussions. Participate in our art therapy wall. With a minimum 48 hours notice, our event room with private washroom may also be booked for a fee. Maximum capacity is 6-8 people. Subject to availability. Over night stay on the sofabed is also available. ***DUE TO COVID-19 RESTRICTIONS, ACCESS TO THE REST OF THE HOUSE IS NOT PERMITTED FOR YOUR NON-RESIDENT EVENT GUESTS****

Our Covid-19 protocols include:
- minimum 24 hours between guest check-out and check-in in order to disinfect and air out the room
- guest book at the front door for contact tracing
- disinfecting stations at the front door and throughout the premises
- masks are encouraged in all common spaces, except while actively eating or drinking
- 6' physical distancing is encouraged
- cleaning supplies are provided for guests to use after using the common spaces
- daily cleaning of the common spaces is provided
- weekly cleaning of guest rooms are provided in the packages, as well as at check-out.
- masks are worn by the cleaning staff when cleaning guest rooms
- we encourage frequent handwashing with soap for 20 seconds, especially before cooking and after using the washroom

There are a total of 12 bedrooms plus eight washrooms as well as other common spaces that all guests and housemates can enjoy, all while social distancing.

Your bedroom is private and has a keyless door lock. Please feel free to post the "Quiet" sign to minimize loud talking in the hallway outside your door. A set of earplugs are available at no charge.

The Annex is mainly residential, and streets are lined with tall trees dwarfing the large Victorian and Edwardian houses, most of them built between 1880 and the early 1900s. There are now over 500 buildings in the Annex that are protected by the Toronto Historical Board, including the Mimos Coliving Spadina 11 Guesthouse.

Along Bloor, there are many trendy restaurants, cheap eats, grocery stores and small shops. Koreatown, The Royal Ontario Museum, Casa Loma, The Bata Shoe Museum, The Art Gallery of Ontario, University of Toronto and Kensington Market are all within a 30 min walk.

I'm an introvert/extrovert who likes both meeting and talking to Strangers over drinks and nibbles, as well as holed up in my room doing yoga while listening to various TEDtalks. I'm a recovering shopaholic and into the minimalist lifestyle...like, does this item bring me joy??!!! I enjoy eating cleanly and working out. I'm relatively new in Toronto, so if you're new too, I know first-hand the challenges, which is why I always try my best to make my guests' stays as comfortable as possible. Hope to meet you soon!

As your host, I am accessible through text messaging on this app and my co-host and I do try to get back to you within an hour or so. I'm frequently onsite but feel free to ask any of the designated on-duty co-hosts on-site if you have any questions, forgot something, or need help with anything.

I also love sitting down with our guests over a glass of wine, tea or coffee. I love learning what made our paths cross and how we can support each other :)

Mimos Coliving is a judgement-free, safe space to connect and build community, while you take time to heal and grow yourself.

We welcome the creation of opportunities for guests and housemates to interact and inspire each other. Feel free to drop-in on any of our activities as well! Please come 5 minutes early to get settled or 15 minutes early to help set up. Do let us know if you'd like to contribute by leading a session or two.
