This is my Summer home, Upstairs is living quarters for my family when they come to visit, downstairs are 2 studio apartments, one of which is my office. The rental unit is only available when I don't have family here.
This is a studio apartment, single king bed, and a rollaway bed for a child.
Please include any children in your booking request.
One 'unmentioned' child recently did some damage to the property.

failed to do this which resulted in children damaging the property.
At some point I am going to have to restrict the renting from families with
'toddlers' ie: 2-5 as left un monitored they tend to pull things, bend things, and insert things.
Studio means just that. If the weather is cooperating, all is good, but some folks might feel confined if they must remain indoors due to rain or cold. Booking cancellations are not a problem, no point paying to stay when there's a storm in the forecast..
I've had 3 adults stay with no problem, as they were working a local event during the days, so it was only for sleeping. And I should repeat, the rollaway bed is best suited for a child.
Recently a guest was shocked to see that the second bed was a rollaway. They admitted that they had not seen all of the photos, and had not read the entire description.
There is a small fridge with water and orange juice. A 2 burner stove, Coffee maker, Coffee cups, coffee, sugar, cream. cutllery, pots/pans, ( I rarely see anyone cook here).
A new microwave as well as a new Kueric Coffee Maker have recently been installed. (See photos) .
See the photo of what's called a "compact kitchen" , Sink, mini fridge, and 2 burner stove.
Bathroom is a shower / toilet, sink with towels.
There is a large electric fan, I have just installed an air conditioning unit.
although this part of the house tends to stay pretty cool. There is a dehumidifier as well.
This apartment is best suited max for up to 2 adults and 1 child
NO DOGS! I have tried guests with dogs and find it a burden to sanitize afterwards.
Yes, the beach facing windows do open.
Please email your intentions when requesting to stay. ie: I have received inquiries with no indication of how many people, no photo on the AirBnb profile, and no references. So far I have been 100% satisfied with my guests, and vice versa.
I recently had an 'older couple' who commented on the many steps down the side of the house (see photos). If you have mobility issues, then this may not be the place for you.
This space has a 7' ceiling. If you are taller than 6'3", you may feel cramped, and maybe this is not suited for you.
3 DAY MAXIMUM please. There are exceptions, Hampton Classic employees, and Bay Street theater employees, and companies doing local promotional activities.
Check in is 2PM! I'm trying to change this. Right now, most of the time when you book in, I will block the previous day so you can come in early in the day. You can confirm this with me when you book or inquire.
The check out time 11:00am remains firm, as this is my cleaner's schedule. They won't come in if they see a guest's car in the driveway..
Please keep this in mind when booking. If you need to stay later than 11, please book an extra day.
There is driveway parking for one vehicle.
You have access to the private beach, 2 mountain bikes, They are fitted for taller individuals. (2 recent guests, about 5'3" said the bikes were too big for them)
(The Village is only 5 min by bike, 15 min walking) and 2 single person kayaks. Kayaks are locked unless asked for in advance. For use in season only.
High speed internet access.

Please Observe The Check Out Time: 11am! This room has a very high turnover and it takes time to ready it for the next guest. This is my cleaner's schedule. They won't come in if they see a guest's car in the driveway.
I am always available, but I do play gigs at night in the area. My home phone forwards to my mobile, so when I'm out, i can be reached for any sudden needs, questions etc.
All improvements (Microwave, Coffee maker etc.) are results of guest comments, so please feel free to make suggestion / comments.

I am not captious (adj: Looking only for fault.) in my reviews of guests. I don't look for minute imperfections, erros, etc. I make my review based mostly on how the house is left on departure.
Occasionally, things break, no big deal, just let me know. Finding a missing or broken wine glass is not fun.
Should your toddler damage something, again, just let me know. Most of my Guest reviews are glowing. I've hosted some great people.

Guests check out at 11AM! It does take time for the cleaners to turn the room around properly.
Please note the check out time. 11am This is a very popular spot, and is quite often booked back to back.
Noise is not a problem, the two apartments have a soundproof barrier. Please , no outside guests without prior notification. (See This Link:)
I have tried guests with dogs twice. and for now would prefer not to have pets. My main concern is the possibility of guests with pet allergies coming in afterwards. Its is also additional clean up involved, per hair is unavoidable, and with back to back quests, the turnaround time starts to suffer.
Also, regarding dogs, there is a local ordinance keeping dogs from the beach during the Summer months. It is rarely enforced, but on occasion a neighbor may voice a concern. I have neighbors with dogs, and they seem to work it out.
