The house is located front of Champlain Lake. At night, the city of Burlington is illuminated just accross. Back to the house is a wood and the «Harmony Golf Course». The ferry going to Burlington and the Amtrack train station going to the cities of New York and Montreal are at a Walking Distance.
The Lake Placid Olympic village with Whiteface ski station are at 35 mn by car.
Ausable Chasm is at 5mn, Plattsburgh at 15mn and Montreal at 90 mn by car..

NOT Lake Access! Don't book if you're here for a private beach. We booked this rental based on the listing and prior communication with the host assuming that this was a lakefront property. The lake is down a dangerous pathway through the woods that crosses a set of very active train tracks but here's the real kicker - the beach is private property belonging to the neighbor. As soon as we arrived the beach owner threatened to call the police for trespassing on his private property as well as trespassing on the railway leading down to the water. He pointed out to us the no trespassing signs that are posted all around the beach and the trails which clearly indicate that we were on his private property. He informed us that this was a recurring problem and that our host has no rights to be using his property. We immediately contacted Oliver who told us to use the beach anyways claiming that he has rights to the beach because he has been using it for a long period of time. Clearly the two property owners are in the middle of a legal battle and Oliver is putting his guests right in the middle of it. We booked this listing for the lake access and ended up driving to a public beach down the road. As such, we requested to cut our stay short but Oliver refused. AirBnB mediated the situation and took care of us. Cleanliness: The house has white carpets which are badly stained. The toilets were filthy with dark grime - something you wouldn't expect when paying a hefty cleaning fee. There are ants everywhere! and not the little ones... the big carpenter ants crawling over everything all the time. Several of the screens are missing while others have gaping holes that let in mosquitoes. Amenities: There was about a quarter of a roll of toilet paper available when we arrived - split between both bathrooms. There are very few kitchen utensils! Bring your own knife and cutting board. Safety: The porch has a few deck boards sticking up that are a trip hazard. The threshold to the house is rotting away so the owner has loosely laid roofing shingles over it so that you don't trip. these are slippery and dangerous. There is ant poison everywhere in the house - and not just the sealed cup kind. There is no threshold between living room and kitchen floors which are different heights presenting a trip hazard. Communication: The host is easy to get ahold of which is good. He did however insult us and put us in the middle of a legal battle with the neighbor. At one point when we were asking to cut our reservation short due to the false advertising of beach frontage he called us snobby Hilton Resort guests. We have stayed at a lot of places over the past few years. This was definitely our worst experience ever. Thankfully AirBnb took care of...

This is the first question asked by Wendy: We live in southern Vermont and my husband loves to fish. We are teachers and now have a 1.5 year old, so we're looking to stay on the lake for a few days. I can't tell from the photos if your house is on the water or close by... Can you describe the water access for me? I can't tell from the photos, if it's stairs, if there's a beach, or a dock etc... » This is my answer: «Hello Wendy the house is in front of the water but you dont see the water because the lake is above. You need to take a little private path to reache the water in front of the property. If you have a boat theire is free boat ramp nearby and theire is also the public beach from the port kent ferry which is accessible by car. Our beach is semi privat for the street resident only.» I let the reader chose which one is exagerating and invite you to read my other comments.

Emplacement tranquille et accès privé au Lac Champlain. Chambre de bains (avec douche et tourbillon) dans la chambre des maîtres et deuxième salle de bains complète pour les deux autres chambres +++++ à proximité du ferry et des outlet. Équipement minimaliste (pas de télé et micro-ondes) mais répond à la demande. Situé à la campagne parfait pour nous qui recherchions la tranquillité mais serait inapproprié pour les adeptes de vie nocturne. Feux extérieurs interdits par réglementation municipale. Séjour agréable.

Let me begin by stating - We enjoyed our trip immensely. The house is priced fairly for what it is - Situated on a semi-private acre (est.) lot - 3 Bedrooms (3 Queen Beds) - 2 Bath, small living room and eat-in kitchen. Suitable for 6 comfortably. If you are going to be spending time in the house - make sure you bring something to keep busy - (we brought a small monitor and Xbox for our kids). No Wifi, but good cell reception (to use as mobile hotspot). No TV(s). No cards, board games, etc... There is a small radio in the kitchen. The house was clean. Carpets are white and stained in multiple places, but you can tell they have been shampoo'd and did not smell. Kitchen is set for eating, but only 60-70% for cooking - Bring some utensils if you plan to cook (spatula, ladle, large spoons, etc..). Gas Range, Fridge, but no microwave. Oliver was an excellent host - accommodating, open and quick to respond with questions. We'd visit again.
